Heating and cooling in San Jose
Some permits bought online at SJPermits.org cost half the regular permit fee on the Building Division page archived April 22, 2026. The page doesn't say which permits qualify, so ask whether your heating or air conditioning permit is one of them before you let a company file it at full price. The full price isn't a flat number. The FY 2026-27 fee schedule, effective August 10, 2026, bills residential mechanical permits at $315 per hour of required inspection time, plus issuance fees.
Furnace replacement counts as 50 minutes minimum, with 40 more for each added unit. The city's Air Conditioning, Heating & Fireplaces page, updated April 7, 2026, puts air conditioners, furnaces, heat pumps, ductless mini-splits and duct replacements on the permit list, and common single-family and duplex jobs can be permitted online. Title 24 calls for HERS testing of duct leakage. Have the equipment data sheets and load calculations ready for the inspector.
For a single family home or duplex, an in-person visit to the Permit Center at City Hall is by appointment: call 408-535-3555. Planning, Building and Code Enforcement houses the Building Division, whose Start Your Project tool asks for the property type first. Don't count on a utility rebate, because PG&E's rebates page, as read in October 2026, has no residential rebate for central air conditioners, furnaces or heat pumps. PG&E is also the gas company for San Jose.
A sulfur-like, rotten egg odor means leaving the house and calling 9-1-1 before 1-800-743-5000, and PG&E advises against touching an electric switch on the way.
What heating and cooling work costs near San Jose
Nobody's given us a quote for work in San Jose yet, so this page can't show a city price. The California page lists what technicians earn (the California median in 2025 BLS wage data is $36.24 an hour, which is their pay, not your price). How we estimate costs.
Permits for heating and cooling work in San Jose
Under the California Mechanical Code, replacing a furnace, air handler, coil or condenser needs a building permit, and so does adding ducting, as the Contractors State License Board (CSLB) told C-20 contractors in a 2010 letter. Code details vary by city and county, so ask the building department for your address what it needs.
