Grand Rapids particulars

A furnace swap in Grand Rapids starts with a mechanical permit, and the city publishes the fees. Its schedule effective July 1, 2026 lists a $52 application that includes one inspection, plus $21 for replacement furnaces, air conditioners and heat pumps. Adding those gives $73 by our arithmetic, not a city total. Apply online in Citizen Access under "Mechanical Applications", or, for a single-family home you own, in person at the Development Center, 1120 Monroe Ave NW, 616-456-4100.

The Grand Rapids station's 1991-2020 normals show about 6,408 heating degree days a year (base 65 F). Consumers Energy is the only electric utility whose territory covers the city, and DTE Gas is the only gas utility. That splits the rebate paths: gas furnace customers look at DTE's furnace page, and electric customers look at Consumers Energy's 2026 chart, valid for installs from January 1 to December 31, 2026 with amounts that can change without notice.

About 75.3 percent of homes were built before 1980, and older homes more often have older furnaces and ductwork. The city runs no residential HVAC rebate that we found; its PACE financing is for commercial, industrial, multi-family and nonprofit buildings, not single-family homes. Wyoming and East Grand Rapids sit next door with their own offices. Our furnace replacement page explains what a swap involves.

Emergency HVAC in Grand Rapids: what to know

DTE Gas is the only gas utility whose territory covers Grand Rapids, so its hotline is the one to know: leave the building, call 911 from a safe place, then call (800) 947-5000, free and answered around the clock. Leave the phones and switches alone indoors. A carbon monoxide alarm gets the same first step, fresh air and 911. Michigan's Bureau of Fire Services advises an alarm on every floor of a home, which is advice, not a code citation.

Consumers Energy supplies the electricity, so an outage with no gas smell is a call to a different company. If heat stops because service was cut, read our winter utility shutoff guide for what we could document. When the furnace must be replaced, the city's fee schedule effective July 1, 2026 starts at a $52 application, and a permit is needed because LARA excepts only minor parts.

Permits for emergency hvac in Grand Rapids

LARA's permit rule excepts replacement of minor parts, so an emergency part swap generally needs none.

Many cities run their own building department, so start by asking the City of Grand Rapids building department who issues heating and cooling permits.

What counts as an emergency

Call right away
  • You smell gas: leave, call 911 and your gas utility from outside.
  • A carbon monoxide alarm sounds or several people feel flu-like without a fever.
Can usually wait
  • No heat but the house is not yet cold, with no smell and no alarm: check the thermostat and filter, then book a visit.
  • A noisy furnace that still heats.

Checks while you wait

Try this first: know where your gas meter sits before an emergency, but do not go looking for a leak, because the instruction is to leave.

  1. Set the thermostat to heat, above the room temperature, with fresh batteries if it takes them.
  2. Change or clean the filter; ENERGY STAR says monthly.
  3. Note any light pattern or code on the furnace and stop; do not remove panels or relight after any gas smell.

How we estimate costs: the figures here are estimates, not quotes, built from BLS wages, published city permit fees and federal energy-cost evidence. We are collecting the prices Michigan heating and cooling companies publish; we have not yet collected quotes from them, and we will say how many and from when once we do. Estimated range. Built from national published ranges (1 source), adjusted by Michigan's HVAC technician wage ratio to the US (1.00, BLS May 2025), plus the local permit fee where the city publishes one. Not a quote. We have too few Michigan company prices yet to show a range. Full method.

Questions about emergency hvac

What counts as an emergency HVAC repair?

Those go to 911 and your gas utility first. A furnace that has stopped in freezing weather is urgent but is a call to a heating company once you are sure there is no smell and no alarm.

What should I do if I smell gas near my furnace?

DTE and Consumers Energy both say 911 first. Do not look for the source or use switches, appliances or phones inside, and stay out until responders or the utility say it is safe.

Can I cancel a repair contract signed during an emergency?

Michigan law lets a buyer cancel a home solicitation sale until midnight of the third business day, but not when you request the work without delay because of an emergency and the conditions are met. It covers sales solicited at your home, which is our reading of the statute.
