Rochester Hills particulars

Rochester Hills handles permits online from start to finish. The Building Department, 1000 Rochester Hills Dr., 248-656-4615, lists a separate Mechanical Permit document, accepts documents and fees through BS&A Online, and schedules all inspections exclusively online. A contractor without a BS&A account cannot simply phone in an inspection. Housing here skews newer: 41.7 percent of homes were built before 1980. Older homes more often have older furnaces and ductwork, so a house from the 1990s or later may raise different questions, and the median home value is $377,400.

DTE Electric is the only electric utility whose territory covers the city. Gas is mostly Consumers Energy, with a small overlap of SEMCO Energy Gas, so a boundary address needs checking. Consumers Energy's 2026 chart applies to gas furnace replacements (installs January 1 to December 31, 2026; funds limited). We saw no rebate run by Rochester Hills itself. Rochester Hills has no station of its own in our table; the nearest, Detroit Metro airport, averages about 6,067 heating degree days (base 65 F). Rochester, Auburn Hills and Troy are close, and the AC repair page covers the cooling side.

AC repair in Rochester Hills: what to know

Rochester Hills cools through about 847 degree days a year at base 65 F, read from the Detroit Metro airport as the nearest station in our set. Rochester Hills sits wholly inside DTE Electric territory. Its AC rebate tiers pay $100, $200 or $300 by SEER2 and require a new unit, and DTE's ductless mini-split rebate of $700 to $1,000 requires the unit to replace electric heating.

The city's page for permits lists a separate mechanical document, so a central AC replacement needs the mechanical one. All inspections are scheduled online through BS&A Online; there is no phone option. Rochester Hills offers no city HVAC rebate that we found. Federal law sets 13.4 SEER2 as the minimum for a new split-system AC, and DTE's lowest tier begins at 15.2 SEER2.

Permits for ac repair in Rochester Hills

LARA's rule says mechanical work cannot start without a permit, except for replacement of minor parts, and its exemption list names window-type air conditioners of not more than 1.5 hp.

When an AC problem cannot wait

Call right away
  • A heat advisory is in effect, the air conditioner is not cooling, and someone in the house is very young, elderly or medically vulnerable to heat.
  • Water is leaking from the unit toward a ceiling, a light fixture or the electrical panel.
  • The breaker trips again right after you reset it, or you smell burning near the equipment.
Can usually wait
  • The system cools, but more slowly than last summer.

Checks to run before you call

Try this first: get the SEER2 rating the quote assumes, then compare it with DTE's lowest tier.

  1. Set the thermostat to cool, a few degrees below room temperature.
  2. Change or clean the filter; ENERGY STAR advises doing it monthly.
  3. Check the breaker for the indoor and outdoor units, and reset a tripped one once only.
  4. Look for water around the indoor unit, which points at the condensate drain.
  5. Do not add refrigerant or open the sealed lines. If the breaker trips again, stop and call.

How we estimate costs: the figures here are estimates, not quotes, built from BLS wages, published city permit fees and federal energy-cost evidence. We are collecting the prices Michigan heating and cooling companies publish; we have not yet collected quotes from them, and we will say how many and from when once we do. Estimated range. Built from national published ranges (1 source), adjusted by Michigan's HVAC technician wage ratio to the US (1.00, BLS May 2025), plus the local permit fee where the city publishes one. Not a quote. We have too few Michigan company prices yet to show a range. Full method.

Questions about ac repair

How often should an air conditioning unit be serviced?

ENERGY STAR recommends annual pre-season check-ups by a contractor, cooling in spring and heating in fall, with filters changed or cleaned monthly. It is advice, and no Michigan rule requires it.

Why is my AC running but not cooling?

The filter, the thermostat setting, the breaker and water near the indoor unit are the first checks. If those look normal, stop there: refrigerant work can only be done by a certified technician, and we cannot diagnose from here.

How much does AC repair cost in Michigan?

We have not collected Michigan quotes, so the first row of the table is a statewide estimate, a model and not a quote. The wage row shows what technicians are paid, not what you are charged. Ask for the diagnostic fee and repair price in writing first.
