What a furnace repair visit covers in a warm state
A repair starts as a diagnostic, and the bill moves up a band when the failed part is a control board, gas valve or motor instead of a small part, and again when the heat exchanger cracks, which is often weighed against a new furnace. All three bands come from one national source and Florida's wage ratio of 0.88.
Heating need varies widely across the state. NOAA's 1991 to 2020 normals count 1472.6 heating degree days at Tallahassee, 1304.2 at Pensacola, 1227.6 at Jacksonville, 433.5 at Tampa and 103.6 at Miami, each degree day being one degree of a day's average below 65 F.
Florida furnace repair: three bands by scope
The three ranges above are estimates and not quotes, built from one national published range and Florida's wage ratio of 0.88. The rows below hold the wage evidence.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, diagnostic and minor part, not a quote | $95 to $490 per repair, diagnostic or minor part | A diagnostic visit and a small part such as an igniter, flame sensor or switch. Built from one national published range, adjusted by the Florida HVAC technician wage ratio (0.88). Seven Florida HVAC companies publish a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. Coupons, specials and figures a page gives as an average are not counted. Basis: no state company sample (no counted Florida company price for this job), national estimate only. |
| Estimated range, major component, not a quote | $175 to $1,150 per repair, major component | A control board, gas valve or draft inducer motor, with the diagnosis that finds it. Built from 3 national published ranges, adjusted by the Florida HVAC technician wage ratio (0.88). |
| Estimated range, heat exchanger, not a quote | $440 to $2,200 per repair, heat exchanger | A cracked or failed heat exchanger. Built from 3 national published ranges, adjusted by the Florida HVAC technician wage ratio (0.88). Seven Florida HVAC companies publish a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. | Technician wage, Florida mean | $27.55 an hour | Technician pay from the May 2025 BLS release; a repair bill adds the part and the company's own rate. |
Estimated ranges, with a row for each size of repair. Built from national published ranges (4 sources in all, 1 to 3 per row), adjusted by Florida's HVAC technician wage ratio to the US (0.88, BLS May 2025), plus the local permit fee where the city publishes one. Not a quote. Seven Florida HVAC companies publish a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. Coupons, specials and figures a page gives as an average are not counted. Full method. Prices as of Oct 24, 2026.
Whose license covers a furnace
Section 489.105 says Class A contractors' services are unlimited across central air-conditioning, refrigeration, heating and ventilating systems, and Class B's are limited to 25 tons of cooling and 500,000 Btu of heating in any one system. The mechanical contractor category is also unlimited and adds boilers.
DBPR's FAQ requires the license number on the vehicle and on any bid or contract, so read the truck first. Then search the number on myfloridalicense.com.
What the invoice should itemize before the part is ordered
Ask for the diagnostic charge, the part and the labor on separate lines. Then ask which of the three bands the quote assumes, and get any warranty in writing.
Furnace faults that need 911 first
- A gas smell anywhere near the furnace: get out, then dial 911 from outside.
- The carbon monoxide alarm sounds: move everyone outdoors and dial 911.
- The furnace heats but has a new noise, and no alarm has sounded.
Before the cabinet comes off
- Copy the model and serial numbers from the furnace's label.
- Check the company's license number on myfloridalicense.com before the cabinet is opened.
- Ask which band the quote falls in and what the failed part is.
Which furnace repairs a Florida city treats as permit work
It depends on the city and on what failed. Lakeland's requirements page says replacing any part within a single piece of equipment needs no permit, while installing or replacing equipment does. Lee County's mechanical guide lists replacement of any part that does not alter the equipment's approval or make it unsafe as exempt under section 105.2 of the building code's first chapter. Pompano Beach treats the installation, alteration or major repair of an air conditioning system as permit work. Ask the permit office whether your failed part counts.
Florida licenses air-conditioning contractors through DBPR, so before any work starts, get the license number and look it up on DBPR's license search at myfloridalicense.com.
Questions people ask
Why can one furnace repair quote be several times another?
The bill depends on whether the fault is a small part, a major component or the heat exchanger. Across those scopes our bands run from $95 to $490 to $440 to $2,200. Ask each company which scope it priced.
What heating capacity does a Class B contractor cover?
Up to 500,000 Btu of heating in any one system. Section 489.105 puts the Class B limit at 25 tons of cooling and 500,000 Btu of heating in any one system, and Class A has no limit. The license number shows on the truck and the paperwork.
May a Florida homeowner fix their own furnace?
Section 489.103 exempts an owner doing work on their own one- or two-family home under conditions. The owner must supervise the work directly on site, can't give it to someone who isn't certified or registered for it, and signs any permit application personally. The exemption covers work on the home they occupy and don't offer for sale or lease.
Is a furnace repair under $2,500 outside the license law?
Section 489.103 exempts casual, minor or inconsequential work under $2,500, with limits. The exemption doesn't reach a person who advertises as a contractor, or work split into smaller contracts to avoid the statute.
