Heating and cooling in Miami
Miami's Easy Permit program names air condition change-outs among its typical permits. Plan review isn't needed. Qualified contractors in good standing apply, and the permit card comes by e-mail immediately, sent only to the official address on the contractor's file. The city's Work Exempt from Permit list covers portable units, duct repair, parts swaps that leave the approval unchanged, and mechanical repairs under $2,500. Replacing the whole A/C system isn't on it.
For homes of up to three dwelling units, trade permits are charged a set percentage of estimated construction cost, with a minimum fee on every permit, but the fee page text doesn't print the rate. Starting work without a permit costs two times the schedule fee. The counter is at 444 SW 2nd Avenue. It's on the 4th Floor, and the Building permit page also gives 311 or 305-468-5900 and sends applicants to iBuild.
A city window and door checklist cites the 2023 Florida Building Code. Florida's $7,500 owner exemption from building permits leaves out mechanical work on a single-family property. Miami's median build year is 1979 (ACS). Whether a job goes through Easy Permit rests with the contractor, and the card goes only to the e-mail address on its file.
